ADR
ADR (Average Daily Rate)
ADR (Average Daily Rate) is the average amount of money earned per booked night on an Airbnb or short-term rental property.
ADR Formula
ADR = Total Rental Revenue ÷ Number of Booked Nights
Example
- Total revenue: €3,000
- Booked nights: 30
ADR = 3,000 ÷ 30 = €100
Why ADR Matters
ADR helps you understand:
- How much you earn per booking
- Whether your pricing is too low or too high
- How your property compares to competitors
Key Insight
Higher ADR usually means better profitability, but it must be balanced with occupancy rate.
